Thursday, October 4th is the Feast of St. Francis. St. Francis is the patron Saint of animals and it's customary for Catholic churches to hold ceremonies on this day honoring animals. There will be a special Mass including the blessing of the animals, at 7:00PM on October 4th at St. Francis at 308 Jeffeson Street in Hoboken. All pets will be blessed during the Mass and there will be a short procession through the neighborhood after mass.

Union City is bordered on the south by Jersey City, on the north by West New York and North Bergen, on the west by North Bergen, and on the east by Weekhawken. It doesn't offer waterfront property on the Hudson River but it does have spectacular views of the river and the New York City skyline. The easternmost streets of Union City in particular Mountain River and Palisade Avenue have some of the most impressive views of the NYC skyline.
Union City was incorporated in 1925 and was a result of the merger of West Hoboken and Union Hill. There is a lot of recent development going on in Union City, especially on Park Avenue and many of the bordering streets. I recently invested in a small condo on 36th Street and feel there is still a lot of room for appreciation in this area. You are starting to see more stores and restaurants open up. If you haven't been to the Park Avenue Bar and Grill yet, you should definitely check this out. It has lovely views of NYC from their rooftop and the restaurant itself has great food as well as "valet" parking!
I also had a closing yesterday with a buyer who purchased a brand new, beautiful 3-family home on 19th Street, right near the Weehawken border. He is actually going to be renting 2 of the apartments for a great price. If you know anyone who might be interested they can contact me, Judy Marciano, licensed NJ Realtor at Empire Realty Group 201.792.8300. These apartments are both 3 bedrooms, 2 baths, terrace off master bedroom, central air, granite, stainless steel, hardwood floors and a block away from the bus to NYC. The one on the top floor has views of NYC. The landlord is asking $2100 for one and$2300 for the other. Garage parking is available for an extra monthly fee. Both are available immediately.

The Fed has cut short term rates by 1/2 percent. This moves the prime rate from 8.25% to 7.75%. How will this effect mortgages? Immediate results for homeowners who have second mortages where the rate adjusts with the prime rate. Also home equity lines of credit saw their rates drop by 1/2%. However, at the same time it is becoming increasingly harder for people with less than perfect credit to get a loan especially if they need to borrow more than 80% of the purchase price. If you are contemplating buying a home in the near future, it is imperative that you check your credit scores and do whatever you can to improve them.

Another Hoboken tradition....Once again, it is time for the annual feast honoring the Madonna dei Martiri. If you have not experienced this before, it is really a beautiful tradition that is worth seeing. On Saturday, an 800 lb statue of the Madonna processes through Hoboken from St. Francis Church to Pier A and the Hudson River. The procession itself is from 1-4pm and when it reaches Pier A, it will be placed on a boat and float on the Hudson River blessing all the boats and ships. It is expected to return to Hoboken by about 7:30pm. In the meantime there are all kinds of festivities going on from cannoli eating contests to fireworks. This upcoming feast originated in Italy in the town of Molfetta.

I've had a few people ask me about subprime mortgages and how it has affected the current market so I thought I'd post this article from the New York Times to provide an understanding as to what is happening regarding these loans.
