CB2




Went to NYC today to check out a relatively new home furnishings store in Soho.  The store is CB2, a younger, hipper version of Crate & Barrel, it's parent company.  It had a lot to offer and at a more affordable price point.  It is located at 451 Broadway (between Canal & Grand).  If you want to check it out before actually going there, visit their website at www.CB2.com.
Perfect stuff for new tenants moving into their Hoboken apartments or adding some style to the furniture in your existing home.


Sweet, Hoboken


Finally had a chance to check out the new cupcake bakery in Hoboken by Church Square Park & Garden Street (343 Garden). It was nice to see something new for a change and the place was packed yesterday afternoon. The cupcakes were delicious, I'll definitely be going back for more.

over a million, Weehawken



ok, so we know what you get in Hoboken for over a million but what if you can't find what you really want in Hoboken and are open to exploring other nearby communities....Weehawken could be a good choice.  It is really close to Hoboken (a few minutes by Vespa - which my clients told me this morning as they met me in Weehawken).  We looked at a beautiful single family home which was right off Boulevard East, on Clifton Terrace, for $1,200,000.  The house definitely needed work but it had tremendous potential (plus garage parking for 3 cars).  It was a lot bigger than the houses you get in Hoboken but it didn't have that special Hoboken urban neighborhood feeling.  Anyway, I decided to do some additonal research and see what else is available in Weehawken and share my research with you. 
There are currently 8 one-family homes on the market in Weehawken.  The average price is $3,062,500, the low is $1,050,000, median $2,510,000 and the high is $5,850,000.
There are 19 condo's for over a million dollars in Weehawken ranging from $1,030,000 to $3,250,000.  9 of the 19 condo's are at Henley on Hudson, 1 is at Bella Vista, 4 are at Riva Pointe and 5 are at The Brownstones.  Annual taxes are extremely high at The Brownstones (anywhere from $40,403 to $67,000) but the average size for this complex at this price range is 4,490 sq ft.  If you'd like to know more about Weehawken in general, feel free to contact me.

Life, Hoboken




While walking to NY Sports Club last week, I happened to notice a new store at 1320 Bloomfield.  It's called Life and it's a really cool, mens specialty store.  It's not exactly new, the salesperson told me that they opened about a month ago.  They also have a Life store in Jersey City in the Paulus Hook area.  Check out their store or you can visit their website www.lifejc.com


Christmas in Hoboken in August












The Hoboken Rotary Club celebrated Christmas in August today with the senior citizens of Hoboken at the Multi Center on Grand Street. It was a lot of fun. Over a hundred senior citizens attended the event. We had a music therapist provide music for the party and Santa Claus showed up with gifts! A big thanks to Kathy at Outside the Box for donating her gift boxes, it was much appreciated by everyone and another big thanks to Tom (the director) for helping us to coordinate this event. This is the first time the Rotary organized this event and I really enjoyed being part of it and hope to make it an annual celebration.

Top of the Rock



When you live this close to NYC, sometimes you forget to take advantage of all that it has to offer. So every now and then it's good to become a tourist and explore. Today was one of those days. My husband and I decided to visit Top of the Rock and go to the observation deck at Rockefeller Center. If you haven't experienced this yet, definitely check it out. The unobstructed views of the entire city were absolutely amazing. And yes, you can even see Hoboken and other parts of Hudson County. More details are available at www.topoftherocknyc.com

On the Hudson County MLS, there are currently 46 condo's available in the $1,000,000 price range. The lowest price within this range is $1,024,000 and the highest price is $2,500,000. The average price is $1,461,950 and the median price is $1,412,450. Out of the 46 available units, this includes: 1 one bedroom, 20 two bedrooms, 16 three bedrooms, 4 four bedrooms and 1 five bedroom unit. (out of these 46, 4 did not list number of bedrooms). 28 out of the 46 condo's that are listed at over a million dollars are waterfront or hi-rise buildings. There are 12 available at Maxwell Place, 10 available at Garden Street Lofts, 4 available at Harborside and 2 available at Hudson Tea.

under $300,000 in Hoboken


As a result of my listings at 128 Madison Street in Hoboken (7 one bedroom condo conversion), I am meeting a lot of first time buyers who are looking for property for under $300,000.   I have seen all that is available in this range and it's not pretty.  While doing a search on the Hudson County MLS, there are only 7 units for sale that are under $300,000.
Since there are only 7 units, I can talk in more detail about what is available and I actually have had the opportunity (if you can call walking up 4 or 5 flights of stairs in a few places in 90 degree weather) to see most of them.   Of the 7 units, 4 are located on the first floor, 1 is in a basement, one is a 4th floor walk-up and the last one is a 5th floor walk-up.
They range in size from 350 sq ft for a studio on 1st & Willow in a 4th floor walk-up for $259,900 to 825 sq ft for a one bedroom basement apartment on 7th & Jefferson for $299,000.  Monthly maintenance ranges from $110 to $300.  Annual taxes range from $2142 to $3514.  Of these 7 units, 4 are one bedrooms and 3 are studio's.
At this point, if you think you want to buy something in Hoboken for under $300,000, my suggestion is to keep searching, save some more money and try to buy something in a slightly higher price point.  You actually have much more to choose from if you search in the $300,000 to $350,000 price range.  When you are buying a place, it's a huge step & major investment, no matter if you are spending $500,000 or $299,000.   Keep in mind that you most likely won't be staying in this first apartment for many, many years and will at some point sell it and move up to something bigger.  So don't forget to think about "re-sale" when you are looking to purchase, does it have the qualities that will make it desirable to the next buyer??
