beware of verbal agreements



Advise to sellers - many times when a seller and a buyer have realtors and negotiate a deal, there comes a time when the buyer wants to speak directly to the seller about some innocent aspect of the deal. The next thing you know, the sellers attorney gets a letter from the buyers attorney stating that the sellers agreed to give warranties, throw in some window shades, leave a piece of furniture,close on a earlier or later date, etc., all of which was unclear to the seller. And as a seller you may not have agreed to these things but only "discussed" them. It is very important that if you are using the services of a realtor and attorney, that you allow them to do their job and let them do the communicating and negotiating for you once the contract has been signed. Talk to your realtors during the initial writing up of the listing agreement and specify any inclusions or exclusions so there is no misunderstanding when you get to the closing table. This should help to avoid any questionable items right at the beginning of the process. And as a buyer, when you meet with your attorney during the attorney review period, make sure the rider specifies anything that you believe is included in your purchase but doesn't seem clear in your initial contract. It works both ways.

When it costs more to buy a mozzarella and proscuitto sandwich than to buy a condo, something has to change. Perhaps the best news in recent days about the real estate market is that the sub prime lenders have taken such a beating in the stock market that they have been forced to or decided to stop 100% no doc loans w/sellers concessions. Let me detail a recent transaction that illustrates why something had to change. In this transaction, the buyers entered into a contract to buy a house for $600,000 with 5% down. This was accepted by the seller. During the course of the transaction the buyers in fact applied for and were approved for 100% financing with a sellers concession of $15,000. So to allow this to occur the realtors re-drafted the contract for $615,000 (which included the sellers concession). At the closing, the buyer’s cost to close was $15,007. In other words, the buyers purchased a $600,000 house with $7 out of their pocket. This cannot be healthy for the market and the fact that without government intervention, the market place is correcting itself; it shows how dynamic and strong the underlining market is. In a balloon market, there would be no self-correction before the burst.

The market is starting to really pick up again. I see a lot of movement especially in places that are priced under $500,000. Developers are continuing to build on a regular basis yet at a somewhat slower pace. And there is still a strong demand for waterfront property both in the existing condo buildings and the newer places such as Maxwell Place. Sellers seem to be pricing more fairly, Inventory levels seem to be decreasing and once again we are experiencing multiple offers on properties. And although inventory levels are decreasing, buyers still have more to choose from than they did in last years market. It is a better time to be a buyer this year vs last year and this is reflected in the amount of properties that are currently "under contract" in Hoboken, which is a total of 256 units in the following categories:

The Hudson School art exhibit























The Hudson School of Hoboken is presenting an exhibition of paintings, drawings and sculpture by the high school and advanced eighth grade students. Kennel Club of Northern New Jersey





On this Saturday and Sunday, March 3rd & 4th, the Monticello Kennel Club and the Kennel Club of Northern New Jersey is hosting two dog shows at the Meadowlands Exposition Center in Secaucus, located at 355 Plaza Drive. Admission tickets can be purchased at the door. It's a lot of fun if you want to see an extensive variety of breeds. This is how we discovered our wonderful dog, Roxy & her unique breed of Chinese Crested Powderpuff.

I did it!



What's the point of having a blog if you can't talk about yourself every now and then? Today I passed the State examination for my real estate broker's license (on my first attempt) and received my broker-salespersons license. You have to be approved by the New Jersey Real Estate Commission prior to taking this exam in order to even qualify for taking it. Some of their requirements included completing a 150 hour broker prelicensure course (and passing it) as well as having worked full time for at least 3 years prior to this test as a licensed real estate salesperson. In addition to all that, I've spent a few exhausting weeks of studying. The exam was tough yet fair but I had to put aside some of my day to day work to have time to study (taking away my time for this blog). And although I am officially a broker now, I am still staying with the great team of people at Empire Realty Group. They go out of their way to support my efforts which allows me the ability to give great service to all my customers.

Well it's time to hit the road and get back in the market and I will be updating the blog as I go on. Thanks for all your kind words and business and lets all have a healthy and prosperous new year, and keep on buying and selling and buying and renting and…
