Another successful development by Applied Development.  Spent the day here today with my husband and dog, enjoyed the beach, weather and restaurants.  Next time you plan a day at the beach, this place is definitely worth exploring.

I guess this is why so many people come to Hoboken to rent. Spring is definitely in the air and traditionally in real estate, this is the busiest time of the year. Inventory typically increases (it slowly starts to rise from January to April) and should start to slowly decline over the summer. I was curious as to the inventory levels from this year versus last year and went back to my blog archives to take a closer look at last years Hoboken condo inventory. The biggest increase in inventory is in the two bedroom category. On April 29th, 2007 there were 200 two bedrooms listed on the Hudson County MLS. And according to the most recent inventory that I posted this week, there are 290 two bedrooms currently listed on this MLS. The average prices in all categories have only gone up slightly. If a seller prices correctly, they will be a head of their competition. There are a lot of buyers out there starting to shop but they are smarter and are able to take their time and compare the various listings. It will be interesting to see the inventory levels at the end of this selling season and of course, I will keep you posted.


The Juliana, Hoboken



I went to the brokers open house today at The Juliana at 600 Jackson Street.  They are offering 1 bedrooms from $2218 to $2420; 1 bedrooms plus den from $2585 to $2612; 2 bedroom/1 bath from $2842-$2887; 2 bedroom/2 bath from $2933 to $2997 and 3 bedroom/3 bath for $4,024. (effective rents subject to change).  Parking is available for an extra $225 per month.  And yes, at this time, they are offering to pay 1/2 the brokers fee.

The Juliana apartments, Hoboken



Another building which has gone rental is The Juliana (formerly referred to as Velocity), located at 600 Jackson Street in Hoboken.  The Juliana is comprised of 2 buildings steps away from the 9th Street Light Rail Station.  They are having a brokers open house this Wednesday for realtors to preview the apartments.  I'll have more details after Wednesday as to availability and pricing. I think they are also offering incentive to potential renters in regard to the fee.  This newly constructed building offers hardwood floors, marble baths, laundry in unit, gourmet kitchens, fitness center, concierge and on-site garage parking available for extra.  Again, if you are interested and wanted to see one of these units, please contact me to arrange an appointment at Empire Realty Group, 201.792.8300.  And if you aren't interested in these apartments, our office has a really good inventory of other rentals in Hoboken.


The Cliffs Lofts, Jersey City

Grove Pointe, Jersey Citiy



Finally visited the Grove Pointe condo building this week, located on Newark Avenue between Grove Street and Luis Munoz Marin Boulevard.  There was a brokers open house (which by the way was one of so many this week....).  I've been curious and haven't really investigated anything here.  The unit that I saw was nice but the maintenance seemed high.  I do have to admit that the amenities in the building were very impressive.  Instead of posting my pictures, I thought the pictures on the below link to their website would offer a better selection.  There are 2 buildings, one is condo's and the other is rentals.

Hoboken Little League started off their season this morning with their traditional parade on Washington Street.  Always a pleasure to see all this youthful energy march down the street in their uniforms, good luck and best wishes for a great season!
