Had a wonderful dinner at a very good friends house last night, she had it catered by Urban Kitchen located at 108 Adams Street in Hoboken. In addition to catering, Urban Kitchen also does cooking classes and private parties.Check out their latest schedule of events on their website.

Ogden Avenue, Jersey City Heights



This is one of the more well known streets in Jersey City Heights. It is walking distance to the new elevator that takes you to Hoboken. Its proximity to Hoboken is probably one of the reasons that the prices in this part of the Heights are higher than some of the other areas.


the search continues


Looked at more places today in the Hamilton Park area of Jersey City. There is much more multi=family inventory in Jersey City vs Hoboken. We saw a place in Hoboken today that needed a lot of work (priced at almost $900,000). In Jersey City, for a similar price, we saw several properties in desirable areas, that didn't need work and could generate rental income immediately (without having to take any time to renovate). Of course, everyone loves the thought to have a two or three family in Hoboken but the supply & selection is very limited (thus allowing for these higher prices)














The boundaries of the Hamilton Park Historic District are Sixth Street, Bay Street, Manila Avenue (formerly Grove Street), and Coles Street. Preservation of the park and its environs is the mission of the Hamilton Park Neighborhood Association founded in 1975.

more Jersey City


I've been spending a lot of time in Jersey City over the last few days. Started a search last Friday for a 2 or 3 family house. Loved looking at all the different possibilities and seeing the different areas. My buyer made an offer on a place today, hopefully she will get it, if not, we will continue to search, there are definitely lots of places to look at. I've been really busy recently, seems that the market is picking up. But I did have time to have lunch, and todays lunch was a falafel & gyro at Ibby's Falafel at 303 Grove Street in Jersey City. It was also dinner for my family and very delicious.

With all this activity, I haven't been able to spend enough time with Roxy, my dog, or get her groomed but in my travels today, found a place that I will be trying, its called Groomingdales located at 351 2nd Street in Jersey City. I think they even pick up and return for an additional charge. I've heard good things about them from friends with dogs.

Thanks to Mister Snitch for noticing my blog on Friday & mentioning it on his, hope he had a chance to feed his soul with some of those cookies. I took his advise and brought my camara along on today's appointments. Saw lots of properties in Jersey City, got hungry and stopped for a quick lunch at Taqueria at the corner of Grand and Grove. Didn't like the property on Grove that we saw but really liked our tostada's.

Looked at a lot of multi-family properties in Jersey City today, mostly in the Hamilton Park area. We were doing a search in a price range of $799,000 to about $975,000 (mostly 2 and 3 family properties). While we did have a good assortment to choose from, not all of them lived up to our expectations. Its so important to actually go out and see the properties and get a sense of the different neighborhoods before you make a decision. Going to see more places this weekend, lots to choose from...

Todays photo is of a new 128 unit complex being built on Jackson Street between 6th & 7th, near the new light rail in Hoboken. The complex is called "Velocity".

I am going to be helping someone with a search for a 2 bedroom in Jersey City Heights with a budget of $250,000 - $300,000. Is this possible and what can you get?
Yes, it is possible & you can get something nice but you can't go by property descriptions on the MLS alone. The details & prices sound great yet you never know what it is really like until you actually see it. I suggest you begin by seeing a few places with your realtor and then further explore some of the different neighborhoods to get a better sense of which area you prefer to live in.

On the Hudson County MLS, I ran a search with the following criteria:
type: 2 bedroom condo
location: Jersey City Heights
price range: $250,000 - $300,000

I got 32 matches that fit the above request. See below for a list of some of the places that we are going to check out this weekend:

Palisade Ave:
2 br/1 ba, approx 700 sq ft, new condo conversion

2 br/1 ba, approx 810 sq ft (same as above building)

I love to watch the market and constantly check the daily hotsheet to see new listings, extended listings, expired listings, what went into contract and what price properties actually closed for.

So, here are a few things that caught my attention from today's hotsheet:

1. Extended listing for vacant land (8 lots) at 13th & Adams and 13th & Jefferson in Hoboken.

2. Closed 2-family on Highwood Terrace in Weehawken on a 70X100 sized lot.

Listed for $4,200,000 closed for $3,725,000, days on market: 1.

4. Closed 2 br/1 ba condo, approx 780 sq ft, at 1114 Park in Hoboken.

I found this one very interesting as I used to own a one-family house next door at 1116 Park which I sold about 8 years ago for less than the price of this 780 sq ft condo.

5. Closed 1 br/1 ba, approx 625 sq ft, co-op in Troy Towers, Mountain Road in Union City.
Listed for $240,000, closed for $235,000, days on market: 88.
