RFID in Hoboken



















Parking spaces are a commodity in Hoboken both for the residents and the many transients that come to Hoboken daily. There are some "resourceful" people out there who think they can trick police & parking officials with expired or fake permits but not anymore...they are using a new system to prevent & stop this and hopefully also use the data collected from this system to better plan future parking needs for the city and its visitors.

The system is referred to as "RFID" radio frequency identification (handheld readers that will scan RFID tags embedded in the city issued permits to check for validity).

143 condo's listed on the Hudson County MLS from 1/1/06 to present have closed for a total of $75,134,311 with another 139 under contract, soon to close for a total of $76,538,936.

Definitely less sales volume this year vs last year but properties are closing for close to asking or slightly under. Last year we had a greater volume and properties trended towards selling above asking price.

Zoning




Zoning - you hear that word all the time, but what does it mean?

Well, basically every city in New Jersey has to have a zoning map that designates the nature and the density of buildings and uses within the different areas. This is necessary since it would cause chaos if there weren't any control within the municipalities to regulate the character and use of property. For example, if density was not controlled within areas people would continue to build higher and denser which could become a real detriment to the city. But who controls this ? Local governments do this by creating a "master plan" and by making local laws that implement this plan.
The master plan in Hoboken is initially set by the planning board which is then put into law by the city council. The plan is developed to control growth and development. Because the specific pieces of a property may be unique, there is also the Hoboken Board of Adjustment which allows for adjustments from the strict terms of the master plan if reasons can be proven as to why the deviation from the master plan will not negatively impact the city.
The zoning laws are enforced by the zoning officer and the building inspector of Hoboken. And if a person violates the zoning laws, the punishment can be severe and costly. The most egregious example of a zoning violation was when years ago, someone constructed a building on 3rd and Hudson and added 2 floors above what was allowed and for what they were permitted to do. The penalty was "take it down brick by brick and restore it to the correct height".
When we hear of zoning now a days it usually involves all the big developers creating all these big units but it can also have an immediate effect on regular condo and home owners. One of the most confusing areas in zoning for condo owners is permission to built the roof deck. Zoning also affects such things as: setbacks (the minimum distance away from streets or sidewalks that structures may be built), types of structures allowed, style & appearance of structures, lot sizes and much, much more. Because Hoboken is subject to such major zoning developments, the costs involved for a regular application for a small variance to an existing zoning rule, can often be more than the cost of the actual work.
The most important advise regarding zoning is that if you have any question as to whether or not zoning is permitted for something you plan on doing, ask first and then build. If you do it wrong, you are going to pay the consequences.

strong rental market













I listed 4 rental units this week (3 in Hoboken and 1 in Weehawken). All 4 have been rented. (Took pictures but didn't even have time to make a flyer).
Prices vary when it comes to rentals. You don't really see them listed on the Hudson County MLS as landlords don't have to list exclusively with one particular office. They give it to a few offices and take whatever office rents it first. My listings included:
2 bedroom/2 bath with parking in Hoboken: $2500
1 bedroom/1 bath in Hoboken: $1275 (included heat and hotwater, I had 3 parties place an offer on this unit)
1 bedroom plus small "other" room in Hoboken: $1375 (included heat and hotwater)
1 bedroom on Blvd East in Weehawken: $1450 (included heat and hotwater)

Price varies depending on location, proximity to transportation, type of amenities included(laundry, gym, parking, elevator vs walk-up, terrace or outdoor space, air conditioning, etc), any utilities that are included, new vs old building, condition of apartment & common areas and size of apartment.

I expect the rental market to continue to be strong for a few reasons. There are a lot of recent college graduates looking for rentals as they are starting new jobs in NYC but can't afford the NYC rents. Higher home prices are creating less buyers and more renters. There has been a lot of rental buildings converting to condo's (ie., Hudson Tea Building), causing the supply to decrease. And we are experiencing very low vacancies in general at this time along with a much greater demand, which will probably lead to an increase in the rental prices.


Hoboken garden tour today June 4th














Eight private gardens through out Hoboken will be open to the public today via a guided tour beginning at 9:00 am outside the Hoboken Historical Museum (1301 Hudson Street).
