An "informed but informal" place to find real estate information

Hudson Bergen Light Rail

What is the light rail and why was it so important to have one in Hudson County?
The light rail is an electrically powered transit system put in place as an alternative commuting option. Some people compare it to an earlier time when trolley cars moved through the local streets. In this densely populated area, particularly in the vicinity of the Hudson River crossings, a system had to be put in place to try to relieve congestion and to support the development along the Hudson River.
Currently there active stations in the following cities - North Bergen (1), Union City (1), Weehawken (2), Hoboken (3), Jersey City (13), Bayonne (3)
If you haven't experienced it yet, go take a ride on the light rail, you can get a schedule and more detailed information on the NJ Transit website

Caffeine

This building is now called the Hudson Tea, named after its original use as a manufacturing site for Lipton Tea. Right down the road is Maxwell Place, named after its original use as a coffee factory Both sites benefited from their position on the Hudson River allowing steam ships to come in right from the Atlantic Ocean. Also both companies quenched a need for caffeine which is still being fed through the many coffee shops in Hoboken today.

second shortest street in Hoboken

One of most prestigious streets in Hoboken is also one of the second shortest streets in Hoboken. I am referring to Castle Point Terrace (the first shortest is Willow Terrace). Castle Point Terrace is one block east of Hudson Street and runs from 8th to 10th Streets. It is a dead-end street which spills into the beautiful Elysian Park. It recently has seen sales of multi million dollar homes. There is currently a single family home for sale that is listed at $2,500,000 (and it needs work).
This street is near the Stevens Institute of Technology which is a college known for engineering. Stevens opened in 1870 and was founded by the Stevens family.

searching in Weehawken

The response to my listing at 21 Liberty Place (single family) in Weehawken has been amazing, its only been listed for about a week and we already have several offers. Being featured in the real estate section of the New York Post on Saturday really generated a lot of additional interest for my open house on Sunday, and the gorgeous day was also a plus! And most importantly, 21 Liberty is a lovely home in a great location listed at a fair price.
So, I further explored Weehawken today, looking at a few other places near the Boulevard East. I went to a brokers open house to see two condo's (both one bedrooms), one had a beautiful NYC view, approx 575 sq ft and the other did not have a view but was slightly larger, approx 610 sq ft. The one with the view is listed at $319,000 and the other at $275,000. Neither had parking. Both were very nice apartments.
I also saw a single family home listed for $1,399,000 which was really spectacular, 4 bedrooms, 3.5 baths, 3 parking spaces, central air, lots of wonderful details through out.
I also took a look at a rental for a single family home with so many amazing NYC views from most of the house, they are asking $7500 per month to rent this home. If anyone would like more information on available properties in Weehawken (condo's or homes), feel free to contact me at jmarciano@patinarealty.com
