The Feast of the Madonna Dei Martiri
This upcoming feast (Sept 7th-10th) at Sinatra Park originated in Italy in the town of Molfetta. Molfetta - on the south-east coast of Italy - is a sea port with a large population of fishermen. The people of Molfetta are very devoted to the Patron Saint of their hometown and this tradition has extended itself to Hoboken since 1926. The Madonna offers her blessing to all those who sail the Hudson River. There will be a mass at St. Francis on Saturday, a procession thru the streets of Hoboken and a ceremony at Pier A.

Hoboken has a lot of bars but this one isn't for drinking....it's for learning to play guitar or buy a guitar or sell a guitar. They also offer piano, drum or saxophone lessons for all ages and all different levels. It's located at 160 First Street (between Bloomfield and Garden).

Union City condo inventory update
























If you want to live in NJ in a city close to NYC but don't want to pay Hoboken prices, you might want to explore other cities in Hudson County such as Union City (which is close to both NYC and Hoboken).
I previewed a few condo's this afternoon in Union City on Park Avenue. Both were new construction in elevator buildings. I saw a 3 bedroom/2 bath, approx 1435 sq. ft. w/parking and NYC view. The list price was $529,900. I also saw a 2 bedroom/2 bath, approx. 1,000 sq ft w/parking listed for $349,900. Please see below for a list of available units and average price points of condo's in Union City.

As a realtor, you have days filled with a variety of different types of appointments. Our job is much more than taking a buyer out to show properties. After you sell or list a property, there is a lot of follow-up required. Today was spent taking care of a closing that is planned for next week but at the last minute, the buyer wanted to have some repairs or estimates done on the HVAC unit. Needless to say, I learned a lot about HVAC's today. In addition to that, at the last minute, the buyers bank requested a copy of the dwelling and flood insurance for the building (which was not that easy to locate at almost 5:00 on a Friday). And in between all of that, landlords want to rent their condo's and I believe its best to go see the place, take pictures, test the keys and talk to the landlord before you list a rental in your office. So, as the day progressed, I had short intervals between appointments but as parking can sometimes be difficult, I tried to stay downtown so I would not be late for each appointment. I ended up buying food as I knew I would be too tired to cook or stop at the end of the day. One of my favorite Italian places in town is "Tony's Italian Bakery & Deli" at 410 Second Street. It used to be my son's favorite place to pick up his lunch in the morning to bring to school. Close by is an Italian bread bakery called "The Antique Bakery" at 122 Willow Avenue. My family and I were able to enjoy a lovely meal of fresh bread, mozzarella, provolone, soprasetta, parma ham, prosciutto, nutella, and lots more Italian delicacies. (my son is 17 years old now and was still very happy to come home to this meal).
If you are going to run around all day, its nice to reward yourself and take some time to take advantage of the wonderful, delicious food available in Hoboken.


The Columbus, Hoboken














This complex is called the Columbus. It was built in 2001 and consists of two twin six-story buildings with 87 units. It is located at 400 9th Street (between Grand and Adams). I went to a brokers open house today to see a studio, approx 511 sq ft, listed at $319,000. There is another unit listed on the MLS in this building which is a one bedroom, approx 705 sq ft, listed at $435,000. Empire State Building - fun facts






















I took a walk on the Steven's campus in Hoboken today and took some time to admire the beautiful view, in particular of the Empire State Building which has a lot of interesting history.
The idea for the Empire State Building was conceived during the real estate boom of the 1920's but by the time it was finished, it was a struggle to find tenants. The building was officially opened in 1931 by President Herbert Hoover. It is once again the "tallest" building in NYC.
The cost was $40,948,900 including the land. There are 73 elevators moving thru 7 miles of shafts.

Now for the part related to Hoboken.....if you ever look at this building from Hoboken and wonder what the different colors of lights mean and would like to know more about the history and lighting schedule of upcoming light themes, go to

They didn't even use color lights until 1976 which were red, white and blue in celebration of the American Bicentennial.

When they first started, there was a waiting list and a phone lottery to be able to purchase a condo. They did not cooperate with brokers. This was for the first phase. Eventually they opened it up to other realtors, and as of recently, they are even listing available units on the Hudson County MLS. And today, I received an e-mail from Toll Brothers encouraging me as well as other realtors to sell units in this complex.
