Stopped by the Hoboken Historical Museum today to check out their current exhibit featuring Hoboken in the 1970's. I even bought the book "From another time, Hoboken in the 1970's", which I look forward to seeing all the different photographs taking during this period. This exhibit opened on January 21st and will go thru July 1st. If you are interested in the history of how this community reemerged over the last 30 plus years, this book & exhibit are worth exploring, as well as attending some of the lectures planned for February.

The February lectures at the museum will feature the following:
Sunday, February 11th at 4pm: Martin A.Bierbaum, PhD., will discuss his doctoral thesis, Hoboken - A Comeback City: A Study of Urban Revitalization in the 1970's.

Sunday, February 25th at 4pm: Joseph Barry (President of Applied Housing Associates during the 1970's) will talk about his company's role in the rehabilitation of Hoboken's housing stock.

Blue Monday

Today is considered to be one of the most depressing days of the year. This conclusion was officially designed by a health psychologist, Dr. Cliff Arnall, who actually came up with a formula to calculate this very low, emotional day -1/8W+(D-d)3/8xTQMxNA- .
Some of the reasons factored into his equation are: weather, debt from the holidays, time gone by by not keeping up with your New Year's resolutions or being able to quit a bad habit, no holidays this month, etc. So he came up with January 24th or whatever Monday would be closest to the 24th (and he chose Monday as it is the least popular day of the week).
BUT...the good news is that the day is almost over and in 5 months from now is the happiest day of the year, June 23rd.

Dr. Martin Luther King

In Hoboken tomorrow, Monday, January 15th, there are several events planned to honor Martin Luther King's achievements. There is a student-led march from Church Square Park to City Hall starting at 10:30am. At 11:00am at Mount Olive Baptist Church at 721 Washington Street, Hoboken's NAACP Branch will be honoring King's works with guest speaker, Rev. Michael Blackwell. There will also be a music, dance and visual arts concert between 4pm and 6pm at All Saints Episcopal Parish at 707 Washington Street. (the attached pictures were taken on Friday of children from the Hoboken Charter School who were marching on Washington Street in honor of Martin Luther King).

be smart, not greedy

In a competitive market that we are experiencing today, the discussions regarding the listing price of a new listing is critical. Many times, pricing is placed too high because of expectations of the seller based on their projections of the value of their unit at the height of the market. The problem is that if it is priced too high, no one will come to see the unit. And if you have no interest, there is no room for negotiation and your new listing quickly becomes stale. However, if the unit is priced right or just below the current market price, more people will show active interest in your unit and more likely than not, you will find yourself in the middle of a good old bidding war. It is not uncommon that during this bidding war, you will get an offer for your unit for above the asking price because once you get people interested, they then fix it in their mind that this is the place for them. I do understand that it is sometimes a bitter pill for a seller to swallow, offering their unit at a price below what they thought it was worth only a few months ago. So I recommend for a seller who is insistent that their unit is worth a certain price, that the unit be aggressively marketed at this price for a two week period and if does not generate a healthy interest in the market place, then the listing be removed from the mls and all other advertising vehicles and re-listed and advertised at a reduced price and more often than not, the seller will be pleasantly surprised at how many more appointments will be scheduled to view their property resulting in offers and quite possibly for an amount for more than the newly listed price. Be smart, not greedy and you will find success in today's market.
