Realtors were given an impressive preview today of "The Cliffs" - luxury loft condo's on the bluffs overlooking Hoboken, located on Paterson Plank Road in Jersey City - directly across the street from Hoboken, in a restored century-old factory building. They are being done by the same developers who built the Sugar House Lofts in Jersey City, Hoboken Grande, Sky Club and Manhattan Place. The Cliffs will consist of a mixture of historical and contemporary elements offering studio's and one & two bedroom lofts anywhere from 600 to 1600 sq ft. The cliffs themselves will be featured from the back of the building from a private courtyard and landscaped garden. If you'd like to know more about this property, please contact Judith Marciano, licensed NJ Realtor at Empire Group in Hoboken, 201.792.8300 or jmarciano@empiregroup.com

ok, Hoboken is going to have a LEED certified green high rise residence.....so what is LEED?
LEED - (Leadership in Energy & Environmental Design), green building rating system is a nationally accepted benchmark for the design, construction and operation of high performance green buildings. It is a rigorous set of standards that builders can comply with that minimize negative impact on the environment & allow for self sustainable buildings as much as possible with recycling of energy & develop different systems that are more environmentally friendly.
The 5 key areas that are promoted include:
1. sustainable site development
2. water savings
3. energy efficiency
4. materials selection
5. indoor environmental quality
The future site for this LEED certified green building will be located at 14th & Garden Street. Hopefully this will be the first of many and more builders will be moving in this direction.

On the Hudson County MLS, there is a total of 295 two bedroom condo's on the market. The average list price is $616,319 with a median price of $595,000. The low is $320,000(675 sq ft on Madison Street) and the high is $1,806,990 (1622 sq ft on Maxwell Lane).
Within these 295 units, there is still a lot of brand new construction and recent re-sales on newer buildings (ie. The Sky Club at 700 1st Street, there are 12 two bedroom units on the MLS in this building).
I get a lot of requests for properties on Hudson, Garden and Bloomfield Street. There is a limited amount of two bedrooms available on these streets (only 5 on Bloomfield and 8 on Garden Street).
So it continues to be a good time to be a buyer....

All the floats and balloons for the Macy's Thanksgiving Parade are designed and constructed in Hoboken (this has been going on since 1969, in a former Tootsie Roll factory). One of the challenges of making them in Hoboken is ensuring that they will fit thru the Lincoln Tunnel. They are engineered to collapse into smaller sizes in order to do this, so they can be moved to NYC the night before the Parade.

The annual steak and burger dinner at the Boys Club was last night (catered by Frankie & Johnny's and Texas Arizona). Hoboken's corporate and civic community was out in full force last night in showing their support for the children of our community. It's a wonderful organization and a worthy cause to get involved in.
