Spent this Fathers Day afternoon with my wonderful husband, exploring David Byrne's (former Talking Heads co-founder) latest project called "Playing the Building". David Byrne has transformed an entire NYC building into a giant musical instrument. The exhibit is located in the Battery Maritime Building at 10 South Street. It is a sound installation which is connected to an old organ in which devises are attached to the buildings structure to produce sound. You go inside the building and the physical plant of the building becomes a musical instrument - metal beams, pillars, heating pipes and water pipes. It's interesting to experience but not that easy to explain, you should really go see for yourself. It continues through August 10th, every Friday - Sunday from 12-6 and admission is free.

As the Spring market continues, I thought it would be a good time to provide my readers with some information regarding this market, especially since one of the most frequently questions these days to a realtor is "how's the market?"
Spring is traditionally the time for most buying and selling of real estate. And Hoboken continues to attract a wide range of buyers including first time buyers, new families, retired couples returning to an urban area and an increasing amount of foreign buyers looking for a smart investment. Not only has Hoboken proved itself as more than a short commute to Manhattan, it has established itself as a first choice among many buyers. People want to live in a place like Hoboken that offers shopping, restaurants and easy access to NYC. Strong demand for waterfront living continues, and while prices do remain high in this category, people who want to buy and live on the waterfront understand that its worth it. Open houses still draw crowds which is a good indication of an active market and yes, there are still bidding wars, if a property has all the right components and is priced right. Uncertainty is still a factor regarding our economy, job security and interest rates, however Hoboken is still able to offer a wide selection of properties from brownstones to condo's to luxury hi-rise buildings with the ability to live minutes away from NYC but not pay NYC prices.
So basically, people are still selling and buyers are still buying. They have more to choose from and can take longer to make a decision but the Hoboken market continues to thrive. My advise is to buy where you really want to live, and not try to time the housing market. Real estate has proven to be one of the best long term investments - and that is especially true in this community.

Went to a brokers open house today in the Shades section of Weehawken at 25 Hackensack Plank Road. I was able to preview a townhouse which was 1 of 8 brand new units starting at $729,000. There are 2 types - townhouse A, approx 1812 sq ft and townhouse B approx 1684. Some of the features included hardwood floors, Bosch appliances, laundry in unit, yard, garage parking, central air and walk-in closets. What a difference a location makes....can't get this for this price in Hoboken which is only minutes away, but then again, it's not Hoboken. I ran a search this morning in the Hudson County MLS with the criteria of Hoboken condo's in the $650,000 to $700,000 price range. I did not specify number of bedrooms or anything else. The results were interesting:
total units = 47
one bedrooms = 3 units
one bedrooms with "other" = 3 units
two bedrooms = 21 units
two bedrooms with "other" = 14 units
three bedrooms = 6 units
Of the above availability, all offer central air with the exception of 2 Constitution (there were 3 available in this building in this price range, this building has a/c built into the wall).
All 47 offered laundry in unit. 33 of the 47 offer parking. 30 of the 47 offer outdoor space, either shared or private. Average price per square foot in this specific search is approx $558 (factoring in both the units with and without parking). The one bedrooms that are available in this range are located in Maxwell Place & Garden Street Lofts.
