As the Spring market continues, I thought it would be a good time to provide my readers with some information regarding this market, especially since one of the most frequently questions these days to a realtor is "how's the market?"
Spring is traditionally the time for most buying and selling of real estate.  And Hoboken continues to attract a wide range of buyers including first time buyers, new families, retired couples returning to an urban area and an increasing amount of foreign buyers looking for a smart investment.  Not only has Hoboken proved itself as more than a short commute to Manhattan, it has established itself as a first choice among many buyers.  People want to live in a place like Hoboken that offers shopping, restaurants and easy access to NYC.  Strong demand for waterfront living continues, and while prices do remain high in this category, people who want to buy and live on the waterfront understand that its worth it.  Open houses still draw crowds which is a good indication of an active market and yes, there are still bidding wars, if a property has all the right components and is priced right.  Uncertainty is still a factor regarding our economy, job security and interest rates, however Hoboken is still able to offer a wide selection of properties from brownstones to condo's to luxury hi-rise buildings with the ability to live minutes away from NYC but not pay NYC prices.
So basically, people are still selling and buyers are still buying.  They have more to choose from and can take longer to make a decision but the Hoboken market continues to thrive.  My advise is to buy where you really want to live, and not try to time the housing market.  Real estate has proven to be one of the best long term investments - and that is especially true in this community.
