If you want to have your pet blessed, there will be a mass on October 4th at 7:00PM at St. Francis Church at 308 Jefferson in Hoboken and there is also a mass on October 1st at 10:30am at St. John's Lutheran Church in Hoboken.
St. John's is located at 300 Bloomfield Street.

I have been to so many broker open houses this week, 4 more today (2 in Jersey City) and (2 in Hoboken). In addition to a good lunch and staying in touch with other realtors, you really do get a better sense of inventory & pricing that is currently on the market.

Met a friend for lunch here today. It's a French restaurant located at 85 Morris Street (corner of Washington) in Jersey City. A big plus is that they have free parking right next door which makes the whole experience so much more pleasant. The Normandy mussels were delicious.

There is a presentation planned for tonight by Harvey Holzberg, president and CEO of St. Mary Hospital and Assemblywoman Joan Quigley, vice president of the hospital's external affairs in which they will go over the city's takeover of the hospital. It is scheduled for tomorrow, September 26th at 7:30 p.m. at St. Matthew Trinity Lutheran Parish Hall at 57 Eighth St. (between Washington and Hudson Streets).

I was invited and attended a lot of "brokers open houses" this week. A brokers open house is an open house held for realtors so they can preview and learn more about your listings. So instead of reading about a property on the MLS when doing a search, you have the opportunity to get first hand knowledge of inventory by attending a brokers open house. I actually had 2 of my own this week to let everyone know about my latest listings. I invited all the realtors from other offices in Hudson County to preview the listings before they hit the mls. I believe you have to aggressively market not only to potential buyers but to agents from other offices in your area. It gives your seller more exposure to their property which is necessary to get as many showings as possible.
While both my broker open houses were very successful (good attendance from a variety of different offices) the ones that I attended were on somewhat of a bigger scale - such as the Toll Brothers event - featuring Hudson Tea, Maxwell Place and 700 Grove. I also attended one at The Shore Club at Newport and Trump Plaza Jersey City. I have updates and a lot of detailed information on all these properties which can only be helpful when working with buyers. By meeting a lot of the different parties involved at these locations, they have made it very easy to schedule and show the properties.

Paterson Plank Road used to be the main road connecting Paterson and the Hudson River Waterfront. When it was originally constructed, the portion thru the NJ Meadowlands consisted of planks laid side-to-side to prevent coach wheels from getting stuck in the swamps. Paterson Plank Road goes thru 3 counties Passaic, Bergen (called Paterson Ave.) and Hudson County. In Hudson County it goes thru Secaucus, crosses route 3 to North Bergen, climbs the NJ Palisades, goes thru Union City & Jersey City and ends in Hoboken.

Took Roxy to the Secaucus Animal Park today. If you want to find a clean, open, fenced space for your dog to run, this is the place.
Location: Just off Meadowlands Parkway next to the Secaucus Animal Control Center. Directions: Route 3 eastbound to Meadowlands Pkwy Exit. Go past all shopping outlets, past Meadowlands Hospital, into the industrial complex area of Meadowlands Parkway. What if the buyer doesn't close?
As the market levels off, banks, buyers, appraisers and inspectors seem to have become more particular about problems that may arise prior to closing and in the past, people were more particular & more likely to find cures, solutions and alternatives. For instance, I am aware of a transaction that recently collapsed a few days prior to the closing because the bank "discovered" outstanding litigation with the condo association. There was a dispute with the association and their management company that resulted in a lawsuit which became part of the public record. When the bank received a copy of the condo associations answers to their standard, required questionnaire, the association correctly set forth the pending lawsuit. As a result, the bank refused to close the loan.
In the past market, the buyer would have rushed to find another bank who would do the transaction. But in this market, they decided not to go forward. The parties to the transaction were faced with the unpleasant position of deciding to sue each other or give back the deposit money and move on. In this case, the seller moved on by factoring time delays and attorney fees, the difference between the current contract and the new contract wouldn't be so great as to litigate the matter. A lesson to learn here, is first of all, retain an attorney with experience who will be able to react to different issues that can come up in today's changing market. And secondly, make sure to check out your condo associations records before you close. And get your condo documents to the bank as soon as possible so something like this isn't discovered so late in the process.

If you want to drive and can't find a parking space, you can pay for parking in the 333 River Building, which is right next to the feast. We parked tonight and it was only $3 (enough time to walk around, eat something, say hello to people you know and leave)
