My husband and I happened to be right next to the construction site at the new rental development in the Newport area of Jersey City while they were lifting a pre-done brick wall for the building. Great timing, it was really fascinating to watch. This rental building will consist of 355 residential units plus 34,610 sq ft of commercial space. Expected completion is next year.

Yesterdays race was a huge success! It was the biggest race ever...over 700 entries into the race and about 300 people came to the happy hour afterwards at Trinity and Queys. And the kids had a great time too...the clown, face painting, games, races and Empire tatoo's.
A big thanks to all the volunteers and congratulations to the runners.

A few days ago, a new gourmet supermarket opened in the Newport area of Jersey City. I had the opportunity to check it out today with my husband for lunch. Morton Williams, located at 105 River Drive has a great selection of prepared hot & cold foods, fresh fish, sushi, cheese, bakery goods as well as all the regular grocery type of products that you might need. You can do some shopping and buy something to eat right away and either sit in a table outside (by the elephant fountains) or sit at a table inside. Worth checking out, www.mortonwilliams.com. It's a family owned business with several other locations in NYC, I think this might be their first one in New Jersey.

Party With Purpose (PWP) is getting ready for their annual 5K race along the Hoboken waterfront. The event is planned for July 15th and they are looking for volunteers. I've volunteered for the last few years and it's a really great event which benefits the Hoboken Boys and Girls Club and Jubilee Center. In an effort to help my Hoboken buyers in the $300,000 to $425,000 range, I went through the Hudson County MLS tonight and went over the current inventory in detail which I will share with you. The criteria that I used is active listings from $300,000 to $425,000 with a minimum of 500 sq ft and at least one bedroom (didn't want any studio's). This is what I discovered:
76 units available that meet this criteria.
65 of the 76 are one bedrooms
11 of the 76 are two bedrooms
7 of 76 include parking
21 of 76 have central air
37 of 76 have laundry in the unit
12 of 76 are in an elevator building
Size is as follows:
500-600 sq ft = 30
601-700 sq ft = 27
701-800 sq ft = 16
over 800 sq ft = 3
None of the above were in the waterfront hi-rise buildings.
