An "informed but informal" place to find real estate information
Hoboken properties "under contract"
Published Jul 12, 2008 by Judy Marciano | E-mail this post
In the Hudson County MLS, the word "dabo" refers to deposit accepted by owner, which means that the property has an offer and acceptance and is "under contract". Usually the listing agent will not notify the MLS that a property is under contract until it is officially out of attorney review. And typically the property is continued to be shown until attorney review is concluded. Please see below for an inventory of dabo'd properties in Hoboken. The average price is referring to the list price, not sold price. The sold price is not disclosed and entered into the MLS until the property officially closes.studio = 6 unitsave. price = $303,816one bedroom = 73 unitsave. price = $427,507two bedroom = 117 unitsave. price = $638,569three bedroom = 8 unitsave. price = $804,162four bedroom = 1 unitave price = $4,500,000(this property is at the W Hotel and consists of 4273 sq ft, 4 bedrooms, 3.5 bathrooms and 2 "other" rooms)one family = 8 unitsave. price = $1,419,000two family = 6 unitsave. price = $1,273,666three family = 2 unitsave. price = $1,149,500information compiled on 07.12.08 from the Hudson County MLS, information deemed reliable but not guaranteed.
