Van Leer Place North and South




I took these pictures on Sunday at the former site of the Van Leer chocolate factory. Two residential developments are planned to be built here on this Jersey City-Hoboken border located on Hoboken Avenue in Jersey City. In additon to the residential units, they are also planning retail space, a park and a walk-way to Jersey City Heights and the Second Street Light Rail Station in Hoboken. The Van Leer factory closed its operations in 2001 and although the building has been torn down, as you can see from my photo's, it doesn't look like much is happening at this time.

Brokers open house












There have been a lot of brokers open houses in Hoboken and Jersey City in the past few weeks. A brokers open house is something that realtors have when they get a new listing. It is a way to introduce a property to other realtors so they can see it in advance of any potential showings. A good realtor will agressively market a listing to other realtors in order to get the best exposure possible for their seller. And it is a good habit to attend these broker open houses to learn about the inventory in your area. By having an open house, it enables an agent to do this as well as it gives them the ability to meet & stay in touch with realtors from other offices as well as the realtors in your own office. Typically lunch will be served (another excuse to attend) or there will be a prize that is raffled at the end of the open house. Sometimes a realtor will even bring a potential buyer so they can also see the property in advance. And occasionally a mortgage broker will host the event in order to meet other realtors and put together mortgage information for the listing. Anyway, attached is a variety of photo's taken this week at some of the open houses in Hoboken, Jersey City and Union City. There is definitely some good, new inventory on the market in Hudson County.
